Why is it “as low as 1.5%”?

Goodwin & Thyne Properties only ever charges 1.5% and puts it in writing. If another real estate company represents the buyer, that agent will expect compensation and it is recommended the Seller offer a cooperating broker commission to encourage other agents to bring buyers, however, if a buyer is not represented by another real estate broker or is presents an offer directly through Goodwin & Thyne Properties, then the Seller only pays a 1.5% commission – period! This takes away any hidden agenda or incentive that other agents may have by wanting to “double end the deal” and get paid twice for the same transaction. With this, Goodwin & Thyne Properties is able to clearly represent the Seller’s best interests because no matter which buyer the Seller ultimately decides to sell to, Goodwin & Thyne Properties will only collect a 1.5% commission and can therefore focus on the factors that truly affect the Seller such as the buyer’s qualifications and terms of the offer rather than which buyer will earn the agent the most money.



Representing Buyers and Sellers for 1.5%?

Yes, Goodwin & Thyne Properties only charges 1.5% to represent Buyers and will show Buyers all available properties; properties sold directly by the seller, properties listed by any other company, and properties listed by Goodwin & Thyne Properties. Often sellers pay the Buyers’ agent by offering a cooperating broker commissions frequently more than 1.5%, sometimes 3% or more. Goodwin & Thyne Properties will rebate any amount above 1.5% back to the Buyer which could equal to 1.5% or more. Since Goodwin & Thyne Properties only charges 1.5% to represent the buyer for any property, they can fully represent their clients best interest and help them find the best property for the Buyer rather than the property that will pay the agent the most money.



Single Agent Agency

Although dual agency in real estate is allowed in California (due to the successful lobbying of the age old real estate industry with an eye on their own best interests) Goodwin & Thyne Properties believes it is impossible for a real estate agent to represent the best interests of both the buyer and seller in the same transaction, and in fact, when participating in dual agency, the agent is prohibited from discussing price.

Goodwin & Thyne Properties acknowledges the practical difficulty of disallowing dual agency at the brokerage level since any two agents working for the same commonly owned company, even if from different offices, technically constitutes dual agency. However, Goodwin & Thyne Properties strongly disagrees to dual agency at the agent level. No agent at Goodwin & Thyne Properties will represent both the buyer and seller in the same transaction. It is impossible for a single agent to fully represent both sides. This coupled with the 1.5% flat commission structure, Goodwin & Thyne Properties is assured to look after your best interests with the highest fiduciary duty possible.
